What would make the new housing a good value for the students choosing it?
The Exchange: The Den at Eight50 West is a serious expansion. The business test is whether its costs work for the students it is meant to serve.

The social part matters too. A shorter trip can change how much of college life someone gets to take part in.
Then include those benefits without letting them hide fees and restrictions in the lease.
Put the fees and transport cost on the same page as the rent. Families shouldn't have to assemble the actual price themselves.
New beds are useful. New beds students can't afford are a different proposition.
I'd compare total housing cost and the trip to campus, not just the advertised rent.
